Additional Searches

In addition to a local search, we may have to conduct additional searches on your purchase property; these may include:Mining - If property is located in a mining area i.e coal and tin Water - Drainage enquiries if not already provided in local search to ascertain that the property has mains drainage and water Common land - If adjoining land to property has a public interest. Environmental-to check that the land upon which property is built has not been contaminated.

Apportionment

The proportionate sum of money that an owner has to contribute or is entitled to receive .Usually relates to Leasehold property where rent and service charges will need to be apportioned because they are outstanding or have been prepaid to a date after completion.

Authority to Act

Document signed by you authorising legalmove to act on your behalf.
